Wohnbestandsanalyse zur Optimierung eines Immobiliengesamtportfoliosam Beispiel eines ostdeutschen Immobilienunternehmens
Gegenstand der vorliegenden Bachelorarbeit ist die Analyse eines Wohnportfolios zur Bestandsoptimierung in einem ostdeutschen Immobilienunternehmen. Dabei wird die qualitative Portfolioanalyse als Untersuchungsansatz eingesetzt. Einflussfaktoren auf den Wohnbestand, wie zum Beispiel das Mietniveau, werden durch das Analyseinstrument Scoring-Modell bewertet. Anschließend werden die Untersuchungsergebnisse visuell dargestellt und ins Verhältnis zu quantitativen Analysewerten gebracht.Um eine Optimierung des Immobiliengesamtportfolios zu gewährleisten, ist mittels qualitativer und quantitativer Auswertung eine Handlungsempfehlung des Wohnbestandes abzuleiten. Dabei sind Zielstellungen und Grundsätze des Immobilienunternehmenszu berücksichtigen.
